TITLE: CIRCUIT OPERATOR MAINTENANCE AND REPAIR-ANN ARBOR GRADE: E4
 

BASIC FUNCTION AND RESPONSIBILITY

To operate and maintain high and low pressure gas or oil fired boilers, supplying s team or hot water; and perform complex mechanical work on the installation, setup, dismantling, moving maintenance and repair of machinery related to outlying circuit boilers.

CHARACTERISTIC DUTIES AND RESPONSIBILITIES

Maintain complex preventative and corrective maintenance and inspections of boiler systems.
Dismantle boiler equipment using cranes, cables, slings, ropes, falls, riggings, scaffolding, booms, block and tackle and other apparatus for moving heavy objects.
Perform brazing and soldering.
Install and replace stainless steel and copper tubing, valves and component parts in equipment and electronic boiler control systems.
Fabricate and install parts by machining or cutting metal and bending steel pipe and sheet metal for duct work and stacks.
Repair or replace electrical motors, pumps, air compressors, heat exchangers, valves, bearings and pulleys on boiler related systems.
Install furnaces.
Calibrate and adjust natural gas pressure regulators.
Trim boiler combustion using flue gas analyzers.
Utilize mechanical and electrical blueprints for trouble shooting.
Layout and build boiler small bore pipe and tubing systems.
Rebuild, setup and calculate capacity of water softeners.
Observe University fire and safety procedures such as burn permits, personal protective equipment use, lockout and confined space procedures.
May coordinate the work of assigned assistants.

RELATED DUTIES

Start up and shut down boilers, monitor boiler operations and react to varying load requirements.
Inspect and adjust automatic and manual boiler control mechanisms.
Clean, inspect and perform routine maintenance on equipment and facilities including but not limited to, oiling, greasing, repair of furnace refractories and repacking of leaking packing glands, inspecting, adjusting and replacing belts and rebuilding bottom blow valves.
Maintain chemical balance in boiler water according to prescribed procedures.
