TITLE: ENERGY MANAGEMENT SYSTEMS OPERATOR - FLINT GRADE: E6

BASIC FUNCTION AND RESPONSIBILITY
To monitor the operation of centralized controls for a computerized energy management system, including boilers, pumps, fans, motors, regulators generators, sensors and other mechanical equipment; order parts and materials; and to perform routine maintenance and repair work related to HVAC and Central Energy Plant equipment.
CHARACTERISTIC DUTIES AND RESPONSIBILITIES

Monitor the operation of energy management systems.
Test system alternatives or new or modified equipment to assure proper functioning.
Monitor and operate the energy management console and initiate corrective action for all types of equipment malfunctions.
Maintain and monitor log sheets regarding system operations and performance.
Maintain close working relationship with University building representatives to establish use schedules and respond to questions and complaints.
Maintain and repair boiler, refrigeration, air handling and related equipment, such as replacing parts and fittings and packing and lubricating bearings.
Repair and maintain boiler and refrigeration equipment, such as pumps and compressors.
Inspect HVAC, refrigeration and hydronic environmental systems for defects or wear, and determine whether repair, replacement or maintenance is necessary for proper operation.
Assist in the dismantling, repairing and replacing of HVAC and related equipment.
Repair and replace electrical motors, pumps and related equipment, such as seals and bearing assemblies.
Repair air compressors, heat exchangers, valves, fans and other components of equipment in the Central Energy Plant and on the circuit.
Inspect control instruments and equipment and perform routine recalibration procedures.
Inspect buildings and equipment to assure proper functioning and adjust control mechanisms.
Advise HVAC personnel on shut-down and start-up of equipment and coordinate equipment maintenance and repair activities with maintenance staff.
Perform necessary energy management system changes to vary the time of equipment start up and shut down.
Order parts, equipment and materials for facilities maintenance and repair.

SUPERVISION RECEIVED
General supervision is received from a designated official.
QUALIFICATIONS
Graduation from high school or trade school equivalent is necessary.
Considerable experience in the operation, maintenance and repair of HVAC systems and control mechanisms is necessary.
Thorough knowledge of the operation and maintenance requirements of high and low pressure boilers, turbines, generators and related HVAC equipment is necessary.
